As part of proactive management, the Palmyra Bangsar Management Committee (MC) in collaboration with the Management, has planned several major projects over the years. Our recent projects have been defined by successful execution, meticulous attention to detail, and a strong commitment from all parties to meeting expectations.
From design to implementation, each project has been carefully managed to ensure high quality, cost efficiency and timely completion.
Below are some projects which have been completed throughout the years:
Repainting Project
To maintain the building’s facade appeal, a repainting exercise was conducted in 2022. Anti-carbonation paint was applied to the columns along the back perimeter to prevent structural corrosion. Extension discussions were held with contractors to ensure a smooth execution of the project.
Upgrading of Gym Equipment
To expand the selection of exercise equipment and enhance the gym’s facilities, an upgrade was carried out, including the purchase of new equipment and a contract for regular maintenance services.
Bird netting installation
Palmyra is surrounded by beautiful greenery, however with the consequence that a significant number of pigeons are roosting around Palmyra. This can sometimes become a nuisance to residents, particularly due to their droppings. To address this issue, bird nettings were installed on the extended roofs to deter them from nesting there
Replacement of rooftop metal decks
With Palmyra being 20 years of age, it’s logical that over time critical parts of the building are up for replacement. After receiving feedback from some residents on the top floor about watermarks on their ceilings, it was decided to examine the roof tops of all seven (7) resident blocks and it was concluded to replace the rooftop metal decks over a period of three (3) years. To manage costs effectively, replacements were carried out based on the condition of each deck. A prioritization table was created, and the roofs’ condition are regularly monitored to ensure the plan remains fit for purpose.
Installation of infrastructure to cater 60 units of EV charger for residents
With the growing popularity of electric vehicles (EVs), the MC decided it would be beneficial to install infrastructure that allows each unit to have a private EV charger in their designated parking space, reducing reliance on shared charging facilities and minimizing wait times. Electricity consumption for the charging is directly billed on a monthly basis and we have conducted a Bomba inspection to ensure that all safety requirement is in place and in line with regulations and guidelines.
Upgrading of planter boxes together with redesigning the landscape
Palmyra has beautiful gardens most of them located in planter boxes spread out over the entire premise. After thorough inspections, several planter boxes were found to have drainage issues, leading to water stagnation and leaks in the car park area. The waterproofing has also worn out after many years. The only effective solution is to redo the waterproofing on the affected planter boxes and redesign them for a long-term fix. When doing this we also take the opportunity to upgrade the gardening, identifying opportunities for new plants and designs. Palmyra has a three (3) year rolling plan in place to gradually upgrade and repair the identified planter boxes on a need basis.
Signages upgrading works
Old or damaged signages were replaced with those of better material to ensure the intended aesthetics and legibility.
Upgrading of barrier gate system
After engaging with residents, it became clear that our long-range card reader (LRCR) system was frequently out of order and slow for residents and visitors to access the premises. We decided to upgraded to a more cost-effective and technologically advanced RFID system now being much appreciated as an improvement.
Upgrading of children playground
In Palmyra we have a diversity of residents with different needs. Upgrading works were carried out on the children’s playground to provide better facilities, enhanced equipment, and more attractions for residents’ children, along with improved safety features for all materials and flooring. It’s now a beautiful congregation area for our younger residents and their visiting friends.
Glass Roof Installation at The Entrance
After engagement with our residents, it became clear that many owners waiting for drivers, often have to shelter against rain in a different place than where the pick-up is supposed to take place. Consequently a glass roof was installed at the main entrance to provide shelter for residents waiting for e-hailing or visitor vehicles, especially important during the rainy season. It also protects them from the hot sun.
MAINTENANCE WORK IN PALMYRA
While completing and implementing projects, maintenance is also crucial for preserving their value and functionality. Here are some maintenance works carried out throughout the year.
Resurfacing of Rooftops to Prevent Water Ponding
Rooftop resurfacing is an essential maintenance task to prevent water stagnation and ponding which can eventually lead to seepage or leaks in the units below. To optimize costs, roof resurfacing is also conducted based on the condition of the roofs at each block. A prioritization table was also established for this work and the roofs are regularly inspected.
Replacement And Repainting Works For Timber Balustrades
Chengal wood is being used for the timber balustrades around Palmyra Bangsar’s common areas as it is more durable. However, the condition of the timber balustrades can deteriorate and will require replacement in certain sections every now and then. This maintenance is also essential to ensure residents’ safety when using the timber balustrades.
